When you go into an
open house that you really like, you probably think
that you can make the best deal because you are only working with one
agent, the listing agent - and this is not the case at all. The same is true
for new construction.
What you need to know, is that the agent(s) who are presenting the
open house or new construction to perspective buyers are working
only for the home seller (or builder).
This
is because as the listing agency, they have fiduciary duties that include
loyalty, obedience, confidentiality, etc, to the homeowner or builder.
Therefore, they
cannot work with the buyers best interests in mind.
So attending an open or viewing new construction without your own
exclusive
representation is not the
best way to buy at all.
Buyer Representation is the method a buyer should use, so
that you have a qualified salesperson working for you.
